Your home may be repossessed if you do not keep up repayments on your mortgage.
You may have to pay an early repayment charge to your existing lender if you remortgage.
Think carefully before securing other debts against your home. The overall cost of repayment of other debts might be more when added to your mortgage. Your home might be repossessed if you do not keep up repayments on your mortgage.

How it works

Six clear steps, with us doing the groundwork.

Remortgaging is usually much simpler than buying a home. There is no chain, no estate agent and, in some cases, no physical survey. Here is how it works:

  1. 1. Get started

Complete our short online form or give us a call on 01225 258900.

We will talk through your current mortgage, how much you owe, what your property is worth and when your existing deal ends. We will also find out what you want from your next mortgage, whether that is a lower monthly payment, greater flexibility or borrowing additional money.

  2. 2. Gather your documents

The documents required will depend on your circumstances and the lender, but most underwriters will usually ask for three months of payslips and bank statements.

Having everything ready from the beginning is one of the simplest ways to keep your remortgage moving. We will tell you exactly what we need and help if anything is difficult to obtain.

Pro tip: Make sure your current address is correct on your payslips, bank statements and driving licence. This helps the lender identify you and can reduce additional document requests.

  3. 3. Compare your options

There are plenty of mortgage options, but the lowest advertised rate is not always the best deal.

We take the time to understand your circumstances and priorities before identifying the lenders and products you are likely to be eligible for. We then compare suitable options from across the market and recommend the one that best meets your needs.

Your existing bank can only offer its own products. With Breeze Mortgages, you can see how its options compare with those available from other lenders.

  4. 4. Understand the costs

Remortgaging can involve a product or arrangement fee, valuation and legal costs, and an exit or administration fee from your existing lender. An early repayment charge may also apply if you leave your current deal before it ends.

Fortunately, many remortgage products include a free valuation, fee assisted standard legal work or no arrangement fee. Some fees can also be added to the mortgage, although you will pay interest on them if you do this.

We compare the interest rate, fees, incentives and overall cost- not just the headline rate- to make sure switching represents good value.

Pro tip: Extending your mortgage term can reduce the monthly payment, but it usually means paying more interest overall. Shortening the term by even a few years could save you thousands of pounds over the life of the mortgage.

  5. 5. Receive your recommendation

We will present you with a clear, specific recommendation showing the lender, mortgage product, monthly payment, fees and overall cost.

We will also explain why we believe it is the most suitable option and answer any questions before you decide whether to proceed. In many cases, we can provide our recommendation within one working day of receiving everything we need.

  6. 6. Application, offer and completion

Once you are happy to proceed, we complete and submit the full application for you. We send the supporting documents, respond to the underwriter and keep things moving, saving you from lengthy forms or appointments in a branch.

The lender will assess your application and arrange a valuation of the property. This may be completed automatically, remotely or through a physical visit.

When the mortgage offer is issued, we check it carefully to make sure the details match what was agreed. We remain available to explain anything you are unsure about.

For most remortgages, the new lender will appoint a solicitor or conveyancer. If you need to choose your own, we can recommend a suitable firm. They will repay your existing mortgage and complete the switch, normally timed to avoid an early repayment charge.

Why people remortgage

  • Your current deal is ending. When it finishes, you will usually move onto your lender’s standard variable rate, which could increase your monthly payment. It is worth reviewing your options around six months before the deal ends.
  • You want to borrow more. You might be funding home improvements, consolidating debts or raising a deposit for another property. Borrowing against your home can cost less than some alternatives, but it increases the debt secured against your property. Depending on the circumstances, a further advance from your existing lender or a second-charge mortgage may also be worth considering.
  • You may qualify for a better deal. If your property has increased in value or your mortgage balance has fallen, you may now be in a lower loan-to-value band with access to different rates.
  • You want to change the mortgage term. A shorter term can reduce the total interest you pay, while a longer term can lower the monthly payment. We will show you the effect of both.
  • You need to add or remove someone. Marriage, separation or a change in family circumstances may mean changing who is named on the mortgage. This usually involves affordability checks and additional legal work.

Considering debt consolidation? A lower monthly payment does not always mean paying less overall. Spreading short-term debts across a longer mortgage term could significantly increase the total amount you repay. It also turns unsecured borrowing into debt secured against your home. We will show you the monthly and overall costs before you decide.

Does a remortgage need conveyencing?

If you are simply switching products with your existing lender, legal work is not normally required.

If you move the mortgage to a new lender, a solicitor or conveyancer will usually need to check the property title, repay the existing mortgage and register the new lender’s charge.

Some remortgage products include fee-assisted standard legal work. Additional charges may apply if the transaction is more complicated—for example, if you are adding or removing someone from the mortgage or there is a restriction on the property title.

We’ll explain what is included before you proceed and can help you find a suitable conveyancer if necessary.

Questions

Your remortgage questions, answered.

When should I start looking at a remortgage?

It is worth reviewing your options around six months before your current deal ends. Mortgage-offer validity varies between lenders, so the right time to apply will depend on the lender and your circumstances.

Starting early gives you time to compare the options and arrange the next mortgage before you move onto your lender’s standard variable rate. If a more suitable option becomes available before completion, we can review the position again.

What is a product transfer?

A product transfer means moving onto a new mortgage deal with your existing lender without moving the mortgage elsewhere.

It can involve less paperwork and may not require legal work or a valuation, but you will be limited to that lender’s products. We’ll compare it with suitable new-lender options before recommending what to do.

Will I have to pay an early repayment charge?

An early repayment charge may apply if you repay or move away from your existing mortgage before an agreed date. The amount and calculation will be set out in your mortgage documents.

We’ll include any charge in the comparison. Occasionally, switching can still be worthwhile, but this depends on the potential saving and overall cost.

Can I borrow more when I remortgage?

Usually yes, subject to affordability and the value of your property. Common reasons are home improvements, consolidating debt or raising a deposit. Remember it is secured against your home.

Do I need a solicitor to remortgage?

A product transfer with your current lender does not normally require legal work. Moving your mortgage to a different lender usually does.

The new lender may include fee-assisted standard legal work with the mortgage. Additional charges can apply where the transaction is more complicated, and we’ll explain what is included before you proceed.
