How much could I borrow?

This calculator gives you an initial estimate based on the information you enter. The actual amount will depend on how each lender assesses your income, financial commitments, dependants, credit history, mortgage term and deposit.

Different lenders can reach very different figures for the same person, so the result is a guide rather than an Agreement in Principle.

For a figure based on your circumstances and current lender criteria, call us on 01225 258900.

What might my monthly repayments be?

Enter the mortgage amount, term and interest rate to estimate your monthly payment. Try a few different rates to see how a change could affect your budget.

The result is a useful starting point, but it may not include product fees, insurance or other homeownership costs. Your actual payment will depend on the mortgage and rate you secure.

How much equity do I have and what is my LTV?

Your equity is the property’s value minus the mortgage secured against it. Your loan to value, or LTV, is the mortgage expressed as a percentage of the property’s value.

For example, a £225,000 mortgage on a £300,000 property means:

  • £75,000 of deposit or equity
  • 75% loan to value

Most mainstream lenders offer residential mortgages up to 95% LTV, although the products available will depend on your circumstances and the property. Your final LTV will also be based on the lender’s valuation, which may differ from an estate agent’s estimate or the agreed purchase price.

Why LTV bands matter.

Mortgage products are commonly priced in bands such as 95%, 90%, 85%, 80%, 75% and 60%. A lower LTV will usually give you access to more products and potentially lower rates.

If your calculation comes out at 90.5%, reducing it to 90% could open a different range of deals. That does not automatically mean contributing more deposit is worthwhile: the saving must be compared with the rates, fees and cash you would be giving up. We can do that calculation for you.

Want the real number?

A calculator does not know which lenders would accept you. We do. That is the difference between an estimate and an Agreement in Principle.

Questions

Your questions on income and loan to value, answered.

How accurate are these calculators?

They are a reasonable starting point and no more. They cannot know your credit history, your outgoings, your employment type or which lenders would actually accept you, all of which change the answer, sometimes by a great deal.

Why did you remove the stamp duty calculator?

Because we advise across England, Scotland, Wales and Northern Ireland, and they have three different systems. SDLT, LBTT and LTT, with different rates, thresholds and first-time-buyer reliefs. A single calculator would be wrong for most of the UK. Ask us instead.

What income multiple do you use?

The borrowing calculator uses 5-6 times income, which is the common benchmark. In reality some lenders do stretch to 6 times for certain professions or higher earners, and some will not reach 5x. The range shown gives you a sense of the spread.
