When your mortgage needs to move quickly.
A purchase at risk, a seller asking for certainty or a deadline that cannot move. We assess what is realistic, identify suitable lenders and prepare your application properly from the start.
- Agreement in Principle often available the same day
- Lenders assessed against your circumstances and deadline
- One adviser from your first call through to completion

How quickly can a mortgage be arranged?
A full mortgage offer takes longer than an Agreement in Principle because the lender must assess your finances, complete its underwriting and approve the property. Across the market, this commonly takes between two and four weeks, although a straightforward, well-prepared application can be considerably quicker.
Completion is separate again. Even after the mortgage offer arrives, the solicitor must complete the legal work and any remaining parties in the chain must be ready.
We will never promise an offer date that is outside our control. What we can do is remove avoidable delays and tell you honestly what is achievable.
What actually makes a mortgage fast?
A fast mortgage is rarely about completing the application form more quickly. It is about making the right decisions before the application is submitted, pre packaging a case with all of your relevant documents upfront and choosing a lender with quick turnaround times.
Choosing the right lender
Lender service levels change constantly. A lender issuing offers within days this month, could have a backlog next month.
We look at current turnaround times alongside the rate and lending criteria, then recommend a lender capable of working with your circumstances and deadline.
Getting the application right first time
A missing document or unexplained transaction can send an application back into the underwriting queue.
We check the information, anticipate likely questions and submit the supporting evidence from the outset. The aim is to give the underwriter everything needed to make a decision without repeatedly coming back for more.
Having your documents ready
This is the part you can control. Sending everything at the beginning can make the difference between an application taking days and taking weeks.
Dealing with the valuation quickly
The lender must be satisfied that the property is suitable security for the mortgage. Some properties can be assessed remotely, while others require a physical valuation. We can choose a lender that instructs a valuation from day 1 alongside the underwriting, to speed the process up for you.
The type of property, its condition and the availability of a surveyor can all affect the timescale.
Keeping the legal work moving
A mortgage offer is only one part of the purchase. Searches, enquiries, contracts and the property chain are handled through the solicitors.
We stay in close contact with the lender and, where appropriate, your solicitor and estate agent.
From first call to mortgage offer
1. Tell us the situation
Call us and explain what has happened, the deadline you are working towards and why the mortgage needs to move quickly.
2. We assess what is realistic
We check your income, deposit, credit history and the property before deciding which lenders could work within the available time.
3. We arrange an Agreement in Principle
Where possible, we secure an Agreement in Principle quickly so you can demonstrate that you are ready to proceed.
4. We prepare and submit the application
Once the property and mortgage are agreed, we collect the remaining evidence, check the complete case and submit it to the lender.
5. We manage it through to offer
We monitor the application, respond to the underwriter, follow up on the valuation and keep you updated until the mortgage offer is issued.
Fast should still mean suitable.
The fastest lender is not always the cheapest or most suitable.
There can be a genuine trade-off between speed, interest rate, fees and lending criteria. We will show you the difference clearly, including the monthly and overall costs, so you can decide whether completing sooner is worth paying more.
If a competitive lender can still meet the deadline, we will not recommend a more expensive mortgage simply because it is quicker.
When might you need a fast mortgage?
- Your previous mortgage application has been declined or the offer withdrawn
- A buyer or seller in the chain is threatening to pull out
- The seller wants evidence that you can proceed quickly
- You are competing with another buyer
- A new-build reservation or exchange deadline is approaching
- A relocation or new job has created a fixed moving date
- Your circumstances have changed during an existing application
- You are purchasing a property at auction
If an application has already been declined or withdrawn, we will first establish why. Making another application without understanding the problem could waste more time and create another credit search.
Auction purchases require particular care. Completion is commonly required within a short contractual period, and a standard residential mortgage may not always be suitable. Speak to us before bidding so we can establish whether your timescale is realistic.
Need an urgent mortgage?
A short initial conversation will tell us what has happened, what is still needed and whether your deadline looks achievable. If we do not believe it can be done, we will tell you before you commit further time or money.

Quick questions, answered.
How quickly can a mortgage be agreed?
An Agreement in Principle can often be arranged the same day once we have the necessary information. It is not a full mortgage offer. A full offer depends on the lender’s underwriting, the property valuation and whether any further evidence is required. We’ll give you a realistic indication after reviewing your circumstances.
Does a fast mortgage cost more?
Not necessarily. We do not charge an additional urgency fee. Our usual mortgage advice fee is £299, payable when your mortgage offer is issued.
The quickest suitable lender may not offer the lowest rate, so there can sometimes be a trade-off between speed and overall cost. We’ll explain the differences clearly before you decide.
What slows an application down most?
Missing or inconsistent information is a common cause of avoidable delay. Address differences, unexplained transactions or outstanding accounts can all lead to further questions.
Lender service levels, property valuations and solicitor work can also affect the overall timescale.
Can you help if my mortgage has already fallen through?
Often, yes. We’ll first establish why the application was declined or the offer withdrawn. We can then assess whether another lender’s criteria and current service levels may be a better match.
We won’t recommend another application unless we believe there is a realistic basis for proceeding.
Ready when you are.
Whether you’re arranging a mortgage or protecting what matters, tell us what you need and we’ll explain your options clearly. Your first conversation is free and there’s no obligation.
Your home or property may be repossessed if you do not keep up with repayments on your mortgage.
